  • The Atlantic Terrace project involves the transformation of a former Brownfield into a newly constructed, LEED certified, 80-unit mixed-income, mixed-use homeownership project at 669 Atlantic Avenue. The project is being developed by Fifth Avenue Committee in partnership with its for-profit partners, LINE Development and MAP Development. The site was awarded to the development team by the NYC Department of Housing Preservation and Development Cornerstone Program through a competitive bidding process in 2003.

    Of the project's 80 homeownership units, 40 will be affordable to residents making at or below 80% of Area Median Income (AMI) and 20 will be affordable to middle-income families at 165% and 175% of AMI. The remaining 19 apartments will be sold at market rate. Atlantic Terrace also includes a 12,000 square foot, ground-floor retail space on Atlantic Avenue and an underground parking garage primarily for use by the building's tenants and visitors.

      Heating and cooling will be implemented thru the use of water source heat pumps in apartments and other spaces, fed by gas fired condensing boilers, hot water heaters and a cooling tower at roof level.

      In addition, the building's design emphasizes proper sealing to provide a tighter building envelope, thereby cutting down on heating and cooling needs.
