  • This new maintenance facility centralizes the Battery Park City Parks Conservancy’s extensive maintenance activities. It includes vehicle storage, workshop spaces, composting areas, high/low density storage, and offices for a staff of over one-hundred.

    A double-glazed exterior walkway insulates the space in the summer, capturing solar energy to heat the space in the winter and controlling air circulation patterns. It doubles as a naturally-ventilated circulation spine. The central atrium brings natural light into many of the spaces despite being located deep in the facility.

    The facility uses a combination of low tech, passive strategies and high tech equipment to reduce the energy costs by 35%. The mechanical systems utilize two standing column geothermal wells for mechanical cooling, free cooling and heating. Daylighting, occupancy sensors and high efficiency light fixtures also contribute to the reduction of electrical lighting loads. Low flow fixtures, use of treated black water and gray water from the residential building’s plant and waterless urinals result in a water use reduction of 47%.

    The facility is located in the base of a high-rise residential building and achieved a LEED Platinum rating under the Commercial Interiors Program.
