  • David Podell is a stand alone building with 50 affordable aparment units, occupied by senior citizens and regulated by HUD. It is managed by TCU Management.

    In 2010 the building underwent a renovation as part of the Weatherization Assistance Program and the NYSERDA Multifamily Performance Program to improve its efficiency.

    As part of the work, the building converted from a two-pipe steam system, to a hot water circulation system. Two achieve this, the building replaced two- 43 year old Gibrailtar steam boilers (6,400 MBH ea.) with two high efficient LAARS Rheos hot water boilers (1,600 MBH ea.). The retrofit also included a fuel conversion from #6 heating oil to natural gas. The steam to hydronic conversion was accomplished without displacing any of the building residents.

    In addition to the conversion, the building also upgraded the lighting to energy efficient T8s, and installed Constant Airflow Regulators (CARs) to reduce the overall building ventilation. Overall, these measures resulted in a 44% energy reduction over the first year.
