MidCentury (un)Modern: An Environmental Analysis of the Manhattan Office Building

Bill Browning will present Terrapin Bright Green’s study of the retrofit potential of single glazed commercial office buildings in Manhattan constructed between the late 1950’s and mid-1970’s. The presentation will focus on the methodology of the study, the architectural and economic challenges to effectively retrofitting this building typology, and often overlooked question of embodied energy. The study raises the provocative question:
Is it more sustainable to retrofit or to demolish and rebuild these buildings? Following Browning’s presentation,
Theodore Prudon of DOCOMOMO US and
Nico Kienzl of Atelier Ten will serve as respondents to address this important issue.

Bill Browning | Terrapin Bright Green
A co-founding Partner at Terrapin Bright Green and primary author of Midcentury (Un)Modern, Bill is one of the green building and real estate industry’s foremost thinkers and strategists. With over twenty five years of sustainability experience, Bill has worked on a range of retrofit projects including the Greening of the White House, the Pentagon, the Skanska office in the Empire State Building, and the mid-century modern Monsanto building. As an advocate for smart, creative, and holistic building performance solutions, Bill has co-authored Green Development: Integrating Ecology and Real Estate, A Primer on Sustainable Building, Greening the Building and the Bottom Line, Biophilia Design, and The Economics of Biophilia. He was a founding member of USGBC’s Board of Directors, and has been named an Honorary member of the AIA and one of five people “Making a Difference” by Buildings magazine.

Theodore H.M. Prudon, PhD, FAIA
Mr. Prudon is a leading expert on the preservation of modern architecture, was educated at the University of Delft, Netherlands, and Columbia University, where he received his doctorate. He is a partner of Prudon & Partners, based in New York City, and teaches preservation at Columbia University’s Graduate School of Architecture, Planning and Preservation. Prudon is the President of DOCOMOMO US and a board member of DOCOMOMO International. DOCOMOMO is dedicated to the study of significant works of Modern Movement architecture, landscape design, and urban planning around the world. Prudon is the author of Preservation of Modern Architecture (2008).
Nico Kienzl, DDES, LEED AP BD+C, ASHRAE HBDP, Atelier Ten
As a director of Atelier Ten and leader of its global energy analysis practice, Nico consults on a wide variety of large scale residential, commercial and institutional buildings, as well as on masterplan and renovation work in the United States, Europe, and the Middle East. Nico has particular experience with the application of advanced building analysis including facade optimization, daylight and shading analysis, and optimization of building systems. Recent work includes the first LEED Platinum condominium high rise in New York City, the expansion for San Francisco Museum of Modern Art, and the environmental framework for Harvard Business School. Nico teaches a core building systems class at Columbia University Graduate School of Architecture Planning and Preservation and Harvard University Graduate School of Design. He also serves as a member of the U.S. General Services Administration’s (GSA) Green Building Advisory Committee.
